A: Our tenants have access to a 24/7 maintenance
line in case of an emergency. Our phone lines are open 9-5pm
seven days a week for questions.
Q: Can you put the money directly into my account?
A: Yes, echeck direct deposits into a US Bank Account are free.
Q: Do I get to see the lease or sign it?
A: Leases are available upon request. We sign leases on your behalf per
the management agreement and store them in our online server Appfolio.
Q: Do you sell real estate too?
Q: How and when do I get my checks?
A: Our disbursements occur on or around the 15th of the month and can
also be direct deposited into your account.
Q: How is rent collection handled?
A: Our rent is collected and managed through our online property
management software, Appfolio.
Q: How long of a lease do you sign?
A: Ideally our leases are one year, but can be altered based on owner preference.
We focus on the seasonality of the Portland Metro Market and target lease
end dates to be during or around the summer (April to August).
Q: How much security deposit do you charge the tenant?
A: For a fully qualified tenant we charge a full month’s
rent for security deposit.
Q: How soon can you start managing my property?
A: Immediately, contact us today! The sooner we have a signed contract
the faster you will get tenants! On average we have a market ready unit
occupied in 14 days.
Q: What type of properties do you manage?
A: Our focus is on residential property management, although we do manage
a few commercial buildings. Our portfolio consists of single family homes,
duplexes, triplexes, small multiplexes, and large apartment complexes.
We have experience with taking a newly developed 70 unit apartment complex
from 0% occupancy to 100% in less than 3 months.
Q: What type of reports do I get and how often?
A: We will provide an inspection report prior to move in, upon move out.

Q: Who holds the tenant security deposit?
A: By default security deposits are held in our security deposit trust account.
